Building a home is a major decision and requires that the home buyer is aware of the processes that will bring the best outcomes for them. Building the home can be the easy part, but there is a lot that has to be decided before that even starts. These are the home building steps that our required by new home buyers may vary slightly with other home builders.
Establish a budget for the home builder
Without knowing how much you can afford to invest in your new home, the dream home will always stay just a dream. We always take this step first at HomeMate, because it clarifies for our home buyers what the maximum amount they can afford to spend. These means no nasty surprises for our customers, and less time getting to the home they can afford.
Obtain home loan finance pre-approval
This is common for all home builders. If you have the cash for the full amount that’s wonderful. However most of us don’t so we have to get a bank to lend us the funds. It makes sense to have a pre-approval from a mortgage broker, a bank before we start working out what design would best suit you. Without this step no home building work can proceed.
If you don’t have this in place now, don’t worry we can get you approved in a few hours, after you supply us te information for the bank to make a decision. In my view you need to have this first, because this establishes the maximum you can spend.
The next one is tricky. Do you buy the block of land to build on before or after you have designed your home. If you already have your land you have answered this question already.
Our view is that the land influences the home design and aspect, so the land would come first. However we are meeting people who want to design the home first and then find land to place it on. This would suit an established home lot size.

Acquiring your building lot
The idea of the perfect piece of land on which to build your home has changed over the years and will depend on your work, family stage, budget and work-life balance you want to achieve.
Do you work for yourself, work in one place or in changing locations? If so you are more likely to be happy outside the busy areas. If you have a preferance for a certain shool, require public transport, to be neer trains, or airports to get to work, maybe you need to seek land near there, even if it means buying a home to knock down and rebuild.
If your budget is on the lower end of the spectrum then a house and land package in an area that is set to grow all your infrastructal needs of schools, shops and transport may be your best solution
New Home designs
Home designs have been evolving with evolving needs, so it makes sense to have an open mind on many aspects of home design till you have secured the land on which to build your new home.
We can then visit the lot and determine the best aspects, sun, wind , rain, breezes and any views you may have.
Then we can look at incorporating features that you want round those constraints.
The land fall and soil type may determine the construction and materials that wil be used to build the home.
Then we can get our home designers to create the right home for you based on all these factors.

Before we can design anything that can be costed, we will need to know what we are working with. That means initial investigations that have to be made on your behalf. Once a soil report have been completed,
Plan Preparation Agreement
Once we are in agreement on the basic design concept we can execute the Plan Preparation Agreement for your approval. This can lead to either a sit down meeting to get your ideas formalised on paper, so that a tender can be detailed, or a home designer will commence of drafing your home to create first a sketch, then full working drawings.
Building tender
Once the site survey, soil report and building engineering have been completed the working drawings can be produced. And from that your costings can be completed and then presented to you for your approval.
Planning Approval and Building Commencement
Once approved by you, the local authority, shire or council will need to approve the building.
Finance approval
Your bank or lender will also be required to give formal approval for the loan required to construct your home, and this occurs after they receive your executed building contracts.
With all approvals in place the home builder will now have the Authority to Commence Construction and go to site.
From this you can see that the first and last steps are about your home finance. Without a construction loan approval and a letter of offer from the lender nothing can happen.
