Knowing your home building budget

The one thing that most new home buyers don’t want to talk about is the money. But without knowing your budget to build and to complete a new home, you can’t go very far.

Some of my clients have determined exactly what they want to spend, without due consideration to the what they really want, and what they actually need, which can be two different things entirely.

Still others have a what ever it takes attitude. They have large bank balances and know what they want and will spend the money to get it.

Others will state a low budget because they believe that they will be less likely to be duped by an untrustworthy builder. Then when they find that their dream home will cost $100,000 more than they thought, they either find the extra money or the dream fades, based on unrealistic expectations about the real costs of building a homes these days, let alone the dream home they imagine.

The fact is whether your build budget is $150,000 or $1,500,000 we can help you build your dream, and we believe deliver a better result, faster and for less money. But here’s the thing.  Unless your budget is known, then you won’t know what you can have.

We help people establish their budget by helping them better balance their wants and their needs. The lower the budget, the more important it will be to get this right.

Land acquisition

We are not Real Estate Agents or sales people and most people will choose their own land on which to build. It’s then for us to get the design for them that will suit that land and their budget.

But increasingly land is hard to find that meets the buyers needs, and many land developers make it more difficult than it should be.

We can help with land acquisition in these areas:

 

  • Viewing land to determine site costs. Sometimes land is to expensive to build on and you need to know this.
  • House and Land packaging. First home buyers and property investors need to know exactly how much the home will be from start to finish, and a house and land package, or even a turnkey solution may be best for them.

 

Choosing the right builder to construct your home

We are not home builders. We are home design and building consultants. Once you use our services you don’t have to take the whole salami. You can slice and dice. You may wish to have us:

 

  • just help with the design, or 
  • find land or a home to knock down and rebuild, 
  • establish bank finance for the project you have in mind to establish your budget limits, 
  • select a builder for your home design or even 
  • tender the work to several builders, 
  • organise an interior decorator or just a builders colour consultancy.
